THE AGENCY

The Agency draws on the expertise of its Development and Project Management department to support you in your land projects.

The Development and Project Management department operates in Morbihan, the Grand Ouest region, and the Île-de-France region.

Jean-Paul Venditti, former executive, is Director of Development (New Construction, Construction, Building Land, and Assets) for a social landlord in Morbihan.

We are attentive to your needs and objectives. Our goal is to assist you in the development and implementation of new development real estate projects, for rental properties, and for homeownership at controlled costs.

OUR EXPERTISE

  • Prospect and analyze a specific market according to the project owner's criteria, negotiate land acquisition conditions, including those of our developer partners, carry out preliminary studies (feasibility, technical, legal and financial) in accordance with housing program legislation. Develop a preliminary financial assessment in accordance with the landlord's rules.

OUR MISSIONS

1. Development mission in the form of land prospecting with administrative arrangements, including: Identification of a plot of land, building, or subdivision, with negotiation of the financial terms of acquisition with the owner or developer. The mission will continue with the signing of the sales agreement.

The AGENCY department will carry out the upstream feasibility, administrative, legal, and technical arrangements to carry out its mission up to the building permit obtained and cleared of all appeals, in close collaboration with the operations manager and their development director, based on our agreements.

As part of this mission, the Development and Project Management Director will conduct all investigations and strategic studies on behalf of the project owner, if necessary.

2. Preliminary land development assistance mission, which allows the lessor or a SCCV to make a financial offer, followed by a promise of sale subject to conditions precedent signed with the owner(s). If necessary, the Development Director will assist the SCCV or the developer in negotiating any amendments and extensions.

Support for the submission of a building permit, its issuance free of any appeals, the launch of marketing, and the pre-marketing threshold (as defined in the promise of sale).

The Agency will carry out all necessary representations to determine the appropriate land base for the project.

3. Legal and administrative assistance, including land sales agreements, assistance with notarial signing appointments for all housing deeds in the program, and land acquisition via authentic deed, which constitutes a final commitment to the real estate project.

4. Sales and customer relations support, including preparing the commercial launch and welcoming buyers from the Project Owner or the Agency during the pre-marketing phases.

5. Mission to agree a sales mandate, without exclusivity, for a program to be marketed in Vefa or in Block.
